Title: Senior Director, Occupancy Planning (REQ9749)


Provide leadership and oversight for the Occupancy Planning (OP) Practice business operations across the East Region and Canada. Serve as a subject matter expert (SME) on occupancy planning and space data management related matters within the company and the assigned client accounts. Provide leadership related to occupancy planning to existing accounts with the goal of becoming a trusted advisor to our clients and internal account personnel focusing on financial and operational performance. Responsible for achieving financial performance metrics and sales targets within the assigned region, including revenue and margin targets. Responsible for selling (both new and exiting account management), marketing, and managing the OP practice while ensuring account teams deliver high quality solutions and results. Develop proposals and pricing estimates in multiple currencies, negotiate fees and contracts, identify new business opportunities, speak at industry events, and effectively diagnose problems. With a firm understanding of the client challenges and opportunities, develop and recommend solutions to address the identified issues, including creating value for our clients, such as driving cost savings and avoidance. Work confidently with colleagues and clients across the globe in solutioning occupancy planning services. Develop strong working relationships with client contacts, Account Directors, and other key stakeholders within assigned accounts. Implement a quality assurance and account governance program as part of each client engagement to ensure satisfaction and strict adherence to agreed upon KPIs (key performance indicators) and SLAs (service level agreements). Work with account teams to focus on continuous improvement of services to expand the service offering within existing accounts. Serve as the single point of contact for all occupancy planning account issues within assigned geography and accounts and support the business planning process within each account. Serve as a member of the senior leadership team responsible for profit and loss management within the assigned territory and accounts, including budget development for the practice. Manage ongoing reduction of working capital expenses by ensuring invoices are paid in a timely manner. Work with others within the OP practice to identify new revenue opportunities, create new service and product offerings, and seek ways to reduce operating expenses. Identify weakness or threats to the business and developing strategies to mitigate the challenge(s). Participate in mergers and/or acquisitions, and assimilating teams, processes, technology, and financials into the organization. Manage the delivery of space data management and planning service, including driving accuracy and visibility into occupancy data, and leveraging the information and metrics to drive data driven business decisions that align with enterprise goals and objectives. Manage teams that provide both tactical and strategic planning services, including understanding the fundamental difference between tactical and strategic planning and how they impact the enterprise’s productivity, bottom line, and business objectives. Responsible for managing priorities and focus of planning initiatives to align with changing business drivers and needs. Attend industry events and present/speak on evolving trends and issues related to occupancy planning. Collaborate with the OP management team in developing a sustainable strategic vision and management plan for this area of the practice and participate in the broader practice management activities. Utilize experience with: managing corporate real estate services/functions and accounts, including managing a team/department from a service provider perspective, P&L (financial) management, marketing, managing operations, business development, account management, identifying and recruiting top talent, and  performing SLA/KPI management and fee negotiation; prospecting both externally and internally to driving top line revenue growth, including responding to RFP documents, developing service proposals, creating Client presentations, showcasing solutions to prospective clients, developing a pricing strategy, obtaining insights and business intelligence about industry or competitors, and negotiating/closing the deal. Experience managing profit and loss/income statement for team/department, and developing annual budgets and forecasts, focusing on driving top line revenue growth within area of responsibility in addition to seeking opportunities to increase margins; international corporate real estate experience, including lease administration, real estate transactions, facilities management, project management/construction, operations, workplace technology, architecture/design, working with multiple currencies and conversion rates, and managing client relationship with stakeholders around the globe; and managing the provision of strategic occupancy planning solutions and services and providing these services both internally within an organization and from a service provider perspective, including space data management, occupancy planning, portfolio planning, and managing portfolio optimization/efficiency and cost savings efforts for global portfolios using a major CAFM/IWMS system.

Position Requirements:

Bachelor’s degree, or foreign equivalent degree, in Engineering, Business Management, Architectural Technology, Operations Management or related field and 8 years of experience as a Management Consultant, Operations Manager or related occupation; or, in lieu of a Bachelor’s degree and 8 years of experience as a Management Consultant, Operations Manager or related occupation, the employer will accept 10 years of experience as a Management Consultant, Operations Manager or related occupation. The position also requires five (5) years of experience with the following: managing corporate real estate services/functions and accounts, including managing a team/department from a service provider perspective, P&L (financial) management, marketing, managing operations, business development, account management, identifying and recruiting top talent, and  performing SLA/KPI management and fee negotiation; prospecting both externally and internally to driving top line revenue growth, including responding to RFP documents, developing service proposals, creating Client presentations, showcasing solutions to prospective clients, developing a pricing strategy, obtaining insights and business intelligence about industry or competitors, and negotiating/closing the deal. Experience managing profit and loss/income statement for team/department, and developing annual budgets and forecasts, focusing on driving top line revenue growth within area of responsibility in addition to seeking opportunities to increase margins; and ten (10) years of experience with the following: international corporate real estate experience, including lease administration, real estate transactions, facilities management, project management/construction, operations, workplace technology, architecture/design, working with multiple currencies and conversion rates, and managing client relationship with stakeholders around the globe; and managing the provision of strategic occupancy planning solutions and services and providing these services both internally within an organization and from a service provider perspective, including space data management, occupancy planning, portfolio planning, and managing portfolio optimization/efficiency and cost savings efforts for global portfolios using a major CAFM/IWMS system.


Position requires up to 40% domestic and international travel.
