Job Description

 ESSENTIAL DUTIES and RESPONSIBILITIES include the following:


Other duties may be assigned. Performs service requests, Communicates with the Shipping Supervisor, Services Representative or Property Administrator to establish service request work priorities, Insures that work performed in occupant space is accomplished with a minimum of disruption and is followed by adequate cleanup  Accurately and expediently completes occupant service work forms and returns them in a timely fashion to the Services Representative.


Work order items may include, but are not limited to, re-lamping, furniture moves, special cleanup and misc. plumbing repairs. Receives packages from UPS,DHL ,Fed-X and other couriers checking and correctly logging in each package. Delivers mail, packages and other items to campus buildings as assigned. Maintains solvent house duties as assigned. Unloading and loading of trucks. 


Performs setups in conference rooms and auditorium. Packages or assists with packaging items for shipment. Handles nitrogen gas and fills dewars as required. Delivers water and copy paper upon request.  Maintains storeroom stock taking inventory as assigned. Collects cardboard from various areas on site and operates cardboard bailer after receiving training from the shipping supervisor.  


ADDITIONAL DUTIES and RESPONSIBILITIES:


 Replaces damaged ceiling tiles, floor tile, and wall covering. Performs minor and routine painting, plumbing, and other related maintenance activities. Installs items such as window shades, Venetian blinds, and curtain rods, wall fans, and door locks for tenants.  Performs other occupant services such as replacing bulbs, moving furniture, hanging pictures, bringing in deliveries, removing packing materials, etc. 


Maintains order and cleanliness on dock and associated areas. Repairs and maintains plumbing by replacing washers in leaky faucets and opening clogged drains. Cautions contractors regarding complaints about excessive noise, disorderly conduct or misuse of property. Coordinates deliveries and pickups for Q building to and from the offsite warehouse. Ships packages via UPS, DHL or FedEx. Backup to mailroom/copy center operation as needed. 


DUTIES AS RELATES TO HAZARDOUS MATERIALS AND/ OR WASTE After, and only after, receiving the required training on handling of hazardous materials or waste the individual will transport hazardous materials/waste throughout the site, typically utilizing the towmotor to move 55 gallon drums. Annual refresher training will be given to any individual involved in handling hazardous waste and or materials.


After, and only after, receiving the required initial 24 hour hazardous material job specific training provided by an accredited provider in conjunction with on site safety and awareness training provided by the safety/ security manager, the individual will package and ship hazardous materials domestically and internationally via ground and air transport.


Annual on site safety/ awareness training refresher courses will be required. Additionally a minimum of 8 hours air transport training and a minimum of 8 hours ground transport training will be required from an accredited provider at two year intervals. The shipping/ receiving supervisor in conjunction with the safety/ security manager is responsible for the administration of the training. All training will be documented and retained in the employee's file.  


QUALIFICATIONS:

EDUCATION and/or EXPERIENCE:


High school diploma or general education degree (GED); or three to five years related industrial maintenance experience and/or training; or equivalent combination of education and experience. 


LANGUAGE SKILLS:


Ability to read and interpret documents such as safety rules, operating and maintenance instructions, and procedure manuals. Ability to write routine reports and logs.  Ability to communicate effectively with tenants or fellow employees. 


MATHEMATICAL SKILLS:


Ability to add and subtract two digit numbers and to multiply and divide with 10's and 100's.  Ability to perform these operations using units of American money and weight measurement, volume, and distance.  Ability to add, subtract, multiply, and divide in all units of measure, using whole numbers, common fractions, and decimals.  


REASONING ABILITY:


Ability to solve practical problems and deal with a variety of concrete variables in situations where only limited standardization exists. Ability to interpret a variety of instructions furnished in written, oral, diagram, or schedule form. 


OTHER SKILLS AND ABILITIES:


Valid driver's license to operate vehicles. Physical and mental ability necessary to secure a tow motor operator's license. Ability to effectively coordinate and direct other departmental employees in a safe, efficient and productive manner.
