Job Description

  • Responsible for the proper and timely completion of tasks performed.
  • Provides responsive customer support; advises customers on maintenance strategies and provides follow-up on progress and status of requested work.  
  • Performs the duties of the trade as required in accordance with the city of Boston, and the Commonwealth of Massachusetts.
  • Provide information regarding system shut down requests as assigned for E&C and internal customers.
  • Assist in providing customer quotes for service requests.
  • May be required to work independently or under the guidance of the Maintenance Supervisor and/or Manager.
  • Ensures that all appropriate R&M data (i.e. material costs, contract labor costs, Jones Lang LaSalle effort, etc.) is captured on assigned work orders.
  • Maintain up to date & complete system documentation in the CMMS, for all repairs or changes to systems and equipment. Monitor the operation and make pre-emptive adjustments on refrigeration equipment, heat exchangers, HVAC, electrical, emergency backup systems, hot water systems; chilled water; boilers; pumps, valves, piping and filters; other mechanical and electrical equipment. (any infrastructure systems and equipment that may be applicable)
  • Requires the ability to analyze the operation of various infrastructure systems, determine the cause of any problems/malfunctions and take corrective action as required.
  • Performs preventive maintenance on all base building and critical system equipment which includes but not limited to:  assembling all tools, supplies and instruments necessary to complete the job, performing work with a minimum amount disruption, conducting immediate cleanup of work area, completing the preventive task sheet, returning tools to workshop, and unused supplies to store room, reporting any equipment problems to the Maintenance Manager.
  • Install and repairs plumbing/piping/tubing, motors, operating parts, etc.; install and rebuild pumps and motors; install and rebuild air compressors; heat exchangers; replace bearings in all types of motors; replace seals on pumps; install and repair piping, valves, filters, hot water systems and associated controls; assist other mechanics and operators with major repairs and maintenance of building and equipment.
  • Maintains tools and orders supplies as required for installation and repairs.
  • Complies with departmental policy for the safe storage, usage and disposal of hazardous materials. 
  • Maintains a clean and safe workspace.
  • Maintains refrigerant leak and tracking logs Supports any other applicable codes, ordinances, and all OSHA or EPA related policies and rules.

Requirements:

  • Must account for all assigned work order time (including billable work) using the Harvard Medical School CMMS system using PDA’s or similar electronic devices.
  • Must have a minimum of five years experience in the maintenance and repair of all HVAC equipment and related building systems.
  • Must possess a valid HVAC trade license and a universal CFC certification.
  • Must observe and comply with all standard safety codes and practices.
  • Must perform work in accordance with recognized trade and Medical school standards.
  • Must present interact with the customer in a professional manner and present a professional image.
  • Proficiency in desktop computing systems, and building automation systems. To include Microsoft office, and Excel.
  • Required to wear safety equipment (PPE) when appropriate and required.
  • Must be available to respond to emergencies on off-hours in a 24/7 operation.
  • Must be able to lift up to 50lbs.
  • Must be able to work in noisy, dusty, hot, cold areas.
