Job Description

Typical Daily Job Responsibilities:

  • Respond to customer requests
  • Completes reactive building calls as assigned
  • Performs assigned rounds and equipment checks
  • Respond to tenant requests and emergencies
  • Complete tenant requests via in-house work order system
  • Supervise contractors working at the facility
  • Performs Preventive Maintenance work orders or any work as assigned
  • Perform work in a neat, orderly, professional manner
  • Maintain clean work areas, tools and facility shop
  • Responds to weather related circumstances, which may typically require the removal of snow, debris, etc.
  • Work closely with the client & direct customer interface at times
  • Daily interaction, and work with the Facilities team
  • Ability to be on-call as required 24/7 to address requests

Maintenance & Repair Typical Duties

  • Provide services for, but not limited to, the following:
  • Air Handlers and roof top units
  • Liebert and similar cooling systems
  • Pumps & Air Compressors
  • Loading dock equipment and levelers
  • Building Automation Systems
  • Vent and Exhaust Units
  • Mechanical, Plumbing and other PM and repairs
  • All aspects of office environments and lighting
  • Building infrastructure, roofs, doors, windows and overall site

Qualifications

  • Technical Competence
  • Applicant should possess the following skills:
  • Certified in HVAC with a minimum Type I and II EPA refrigerant transition and recovery, desired.
  • Use of a Windows based PC’s and programs
  • Understand and use building automation computers and work order system
  • Assist other building maintenance team and FM with trouble shooting,  repairs and maintenance.
  • Working knowledge of Fire Life Safety equipment


Other duties may include:

  • Set ups and breakdowns of various cafeteria and/or conference rooms tables and chairs, for meetings, parties, and other functions, as requested by the different departments. 
  • Support as needed of Audio/Video Services
  • Furniture relocation and repair through facility
  • Skilled in hands on mechanical, plumbing, general building repairs and consider self  a “Jack of all trades” with a core skill set of HVAC skills to repair small apartment size air conditioning units and other equipment.
  • Valid driving record
  • Ability to lift at least 50 lbs. and use ladders up to 25
